While that’s a slight dip in raw numbers, it’s worth noting that January is historically one of the slowest months in any Maritime real estate market. The fact that activity stayed in a similar range suggests steady underlying demand.

Looking at the broader trend through 2025, monthly sales peaked at 9 units in July before tapering off through the fall. January 2026’s 4 sales represent a notable rebound from the quieter months of late 2025, where just 1–2 sales per month were typical from August through December.

Total Value of Sales: Up 18.2% Year Over Year

Total dollar volume came in at $2,047,000 in January 2026 — a healthy 18.2% increase over the $1,731,000 recorded in January 2025. That’s a meaningful jump that signals stronger pricing activity in the market even during the traditionally slower winter months.

July saw a massive spike to $7.6 million driven by higher-value transactions, while several months in the second half of the year dipped below $1 million. Still, the upward trend in average pricing is consistent with what we’re seeing across many Nova Scotia markets — limited inventory and sustained demand are keeping prices firm.

The average sold-to-ask ratio in January 2026 was 95.0%, a slight improvement over January 2025’s 94.5%. This metric tells us that sellers are getting very close to their asking prices — a sign of a well-balanced to slightly seller-favourable market.
