Halifax-Dartmouth Condo Market Report: October 2026

By Rob Lough, Broker/Owner | Century 21 Optimum Realty | November 6, 2026

The Halifax-Dartmouth condo market went quiet in October 2026. Sales, pending sales and new listings all dropped by roughly half from September, and sales sit well below last October. Prices were mixed: the average sale price jumped, while the median slid to its lowest point in the 13-month dataset. With so few condos changing hands, a handful of higher-priced sales can swing the average, so read the price figures with care. Here’s what the numbers show.

Key Takeaways: Halifax-Dartmouth Condos, October 2026

  • 31 condos sold in Halifax-Dartmouth in October 2026, down 50.0% from September and down 44.6% from October 2025. It is the lowest monthly total in the 13-month dataset.
  • Average sale price: $484,780, up 8.6% from September and up 3.2% year-over-year.
  • Median sale price: $395,400, down 4.5% from September and down 6.8% year-over-year, the lowest reading in the dataset.

Pending Sales: A Look Ahead

Pending sales are a leading indicator of the next 30-60 days of closings. They fell to 29 in October, down 47.3% from September’s 55 and 40.8% below the 49 recorded in October 2025. Only December’s 27 was lower. With pending sales at this level, expect November closings to stay light unless buyer activity picks up.

Dollar Volume of Closed Sales

Dollar volume came in at $15,028,175, down 45.7% from September’s $27.7M and down 42.9% from October 2025’s $26.3M. A higher average price softened the drop compared with the fall in unit sales, but there were simply far fewer deals.

Average Sales Price

The average condo sale price rose to $484,780 in October, up 8.6% from September’s $446,194 and 3.2% above October 2025’s $469,849. It is the highest average since May’s $511,549, though February’s $536,270 remains the peak of the dataset. With only 31 sales, a few higher-priced units can lift the average noticeably.

Median Sales Price

The median condo sale price moved the opposite way, falling to $395,400 from $413,950 in September (down 4.5%) and from $424,450 a year ago (down 6.8%). It is the lowest median in the 13-month dataset. The gap between the average ($484,780) and the median ($395,400) is unusually wide, a sign that sales were skewed toward the upper end while the typical condo sold for less than it did a year ago.

Average Price per Square Foot

Price per square foot (MLA) rose to $448 from $431 in September, up 3.9%, and is 6.2% above October 2025’s $422. Price per square foot (TLA) went the other direction, easing to $401 from $415 (down 3.4%) and sitting 2.4% below last year’s $411. The two measures disagree, which is another reminder that October’s small sample makes single-month readings less reliable.

New Listings

New condo listings fell to 46 in October, down 49.5% from September’s 91 and down 47.7% from October 2025’s 88. Seasonally, fewer sellers list as winter approaches, but this is a steeper pullback than usual and the lowest since December’s 25.

Months Supply of Inventory

Months supply held at 4.7, unchanged from September and up from 4.1 a year ago. A small drop in inventory was offset by the sharp drop in sales, which is why supply did not tighten. At 4.7 months, the condo market remains balanced-to-buyer-friendly.

What This Means for Buyers and Sellers

Buyers: With 245 condos to choose from, 4.7 months of supply and sellers accepting about 5% below original asking, you have room to negotiate. The jump in showings per pending sale shows buyers are being selective, so come prepared with pre-approval and be ready to act on a unit that fits.

Sellers: Fewer new listings means less competition for your unit, but fewer buyers are closing too. Pricing to current comparables matters more than ever. Overpriced condos are sitting, and the median sale price has now slipped below last year.
